Parking Solutions for Your Suwanee Tenants

White Vehicle Parked on Street in Front of Apartment ComplexOf the many problems that could arise between a landlord and tenant, parking is one you want to keep away from. This is particularly the case if your Suwanee rental property has a narrow space for parking and your tenants have one or two vehicles. To maintain order and avoid tenant frustration, be sure to include rules regarding vehicles and parking in your lease document and offer reasonable parking solutions to your tenant.

Parking by the Rules

Each rental property offers a unique challenge when it comes to the availability of parking space near or around your rental property. Just to be on the safe side, always include parking clauses in your lease agreement with tenants even if you think your property won’t have parking issues. Quite a number of leases set limits on the number of vehicles a tenant can park around the property. Some leases disallow a tenant from parking oversized or recreational vehicles on the property, such as boats and RVs. But since every situation is different, your lease can be stricter than that. Not every neighborhood allows parking on the streets. It is important that tenants should be aware of the places that they cannot park such as in the yard, near dumpsters, or on an adjacent property. If you talk about the parking rules and expectations with your tenant, you can most likely avoid conflicts in the future.

Occasionally, just offering parking rules to the tenants is not enough. More so when your rental property is located in a metropolis where parking space is a nightmare. There are many factors that can give your tenants difficulty in finding a parking space for their vehicles even when your rental is not in the city. When such things occur, you go to think outside the box to improve your tenants’ parking options.

If your Suwanee rental property is a house and there is land around it, there are inexpensive options you might want to consider. If your property does not have covered parking or a garage, then a carport might be a perfect addition to it. Carports are very attractive to tenants and it easily drives them towards your rental home. It may make your resale value really look good as well. For renters, covered parking is sometimes the missing piece of the puzzle to make that rental happen. But before diving in with the construction project, make sure to check the zoning laws first.

If a carport is too big for your rental property or you have a small driveway, a cheaper way to add parking space is to make an adjacent paved or gravel area that will be used for parking vehicles. This should be located adjacent to the property and nothing more. But do not sacrifice curb appeal. If you turn your front yard into a parking lot, some tenants may get turned off by this. Consider the back or side of the property instead.

For rental properties with small yards, small driveways, and narrow streets, you need to be inventive to get good parking solutions. You could choose to rent parking from a neighbor or a nearby parking garage. Look for a nearby property that is vacant and lease it for your tenant’s use. In addition to that, you could ask tenants to store their extra cars somewhere and as an incentive, give them public transit passes effectively bringing the number of cars down inside the property.
